Homeowners Insurance

Homeowners insurance is a type of insurance coverage that provides financial protection to homeowners against losses and damages to their property and personal belongings and any physical injury that may occur on the property. Homeowner’s insurance coverage levels range from HO-1 to HO-8, each level specifically including and/or excluding what is coverable by a claim. Home upgrades and additions may require supplemental or additional coverage, which is available through a policy upgrade or an umbrella policy addition.

Vanderhoff Speciality Group associates are qualified to advise on coverage our clients can have confidence in.

Basic Form Homeowners Insurance

Basic form, or HO-1, is a homeowners insurance policy providing only the most basic level of coverage from ten specifically named causes of damage or loss. Your home and belongings are only covered up to the cash value amount. Damage inflicted by any means outside of fire or lightning, windstorm or hail, explosion, riot or civil commotion, aircraft, vehicles, smoke, vandalism, theft, and falling objects will not be compensated for.

Broad Form Homeowners Insurance

Broad form, or HO-2, is a policy for homeowners significantly upgraded from an HO-1 policy. These policies cover the physical structure of the home, and its coverage is up to the replacement cost value. Your personal belongings are also covered for their full cash value. In an HO-2 policy, an additional six named causes of damage are outlined and covered in conjunction with the previously named perils in HO-1 coverage. Their perils are volcanic eruption; the weight of ice, snow, or sleet; freezing; the overflow of water; sudden accidental removal, tearing, or burning of any built-in appliance (such as a water heater or centralized air conditioner/heating system); accidental damage from an electrical current (as in a power surge).

Special Form Homeowners Insurance

The most common and comprehensive homeowners insurance policy is the HO-3, also known as a special form policy, and is the preferred coverage choice for most single-family homes. Instead of outlining specifically what is covered, these policies outline what is not covered. HO-3 policies are significantly more inclusive in what they will cover in full. Exclusions vary from each insurance firm, and even from policy to policy, these exceptions might include:

  • Extreme government action
  • Damage to your foundation or walls due to earth movement
  • Intentional loss or neglect
  • General wear and tear
  • Damage caused by animals, birds, or insects that the policyholder owns.

Most policies will expand on what is not covered, and our agents will make sure you understand what damages you will be solely financially responsible for. Most HO-3 policies will also include liability insurance for personal injuries of a person or persons while on your property and temporary living expenses while your home is being repaired after a loss.

Homeowners insurance can be daunting. Let us assess the coverage you need and find the policy to provide it at a rate you can afford!

Policy coverage varies from provider to provider, but our list gives you a baseline of what to expect from each level of homeowners insurance. We shop around for the policy that meets both your coverage needs without maxing out your budget. Vanderhoff Group removes the guesswork of what is and is not covered by your policy. Our associates are ready to take you through step by step so you are not left in a bind with a lapse in or oversight of coverage specifics.

Renters Insurance

HO-4 renters insurance policies are specific to individuals or families who rent an apartment, condo, or house. HO-4 policies provide full coverage for personal belongings at replacement cost and cover damages caused by the previously listed 16 causes in HO-1 through HO-3. Coverage is generally valid for your personal property wherever you are, be it in the location being rented or elsewhere. Renter’s insurance typically includes liability and additional living expenses coverage as well. However, HO-4 policies do not cover structural damages, that responsibility would lie with the landlord and their insurance policy for the property.

Landlord Insurance

Landlord insurance is a unique combination of homeowners insurance and additional liability or umbrella insurance designed to protect the landlord. An ideal policy would include a high-risk home ownership policy together with a liability policy for tenant injury occurring on the property, legal fees, and loss of income should the property become temporarily uninhabitable.

Comprehensive Form Homeowners Insurance

Comprehensive form homeowners insurance is the most inclusive and comprehensive coverage option available for homeowners. HO-5 policies are as close to “all-inclusive” as homeowners insurance can get. HO-5 offers coverage for all damage to a home and personal property. Structural damage to the physical dwelling and personal belongings damaged or stolen by default are insured for their entire replacement value. This policy also includes significantly higher coverage limits in order to adequately insure high-value personal property items. Comprehensive form homeowners insurance policies are a must-have for high-net-worth properties or structures, monetarily high-value personal belongings, and any property in a high-risk area.

Homeowners insurance policies known as HO-6 through HO-8 are specifically designed for unique home ownership.

Each of these policies can only be obtained if your home meets specific requirements, and often, additional umbrella coverage is recommended.

Unit-Owners Form Insurance

Unit-owners insurance, condo insurance, or HO-6 homeowners insurance are all one in the same. This specific homeowners insurance is particularly varied as the coverage needed is severely influenced by individual building HOA insurance. HO-6 policies are designed to cover personal property and liability, as well as coverage for any portion of the building that the owner is responsible for. Policyholders will also want to insure any upgrades made to the property that increase the value. Your condo policy should also include personal property, loss of use, personal liability, medical payments, and loss assessment coverage. If it doesn’t, additional umbrella coverage would be ideal for protecting yourself.

Mobile Home Form Insurance

This homeowners insurance policy, HO-7, is specific for mobile homeowners who do not qualify for other home insurance policies. These residences include, but aren’t limited to:

  • Trailers
  • Travel trailers
  • Fifth-wheel trailers
  • Single-wide manufactured homes
  • Single-wide mobile homes
  • Double-wide manufactured homes
  • Double-wide mobile homes
  • Sectional homes
  • Modular homes
  • Park model homes
  • RV’s

Modified Coverage Form Insurance

HO-8 policies, or modified coverage insurance policies, are specifically and uniquely designed for older homes that may not meet current building codes. An HO-8 policy can provide limited coverage for specific causes of damage; these limitations allow you to keep your high-risk home the way it was originally built without meeting the required current safety requirements and still maintain some financial protection over your home.
